Like most of the country, the Fort Worth Real Estate Market has seen a gradual slow down. While prices continue on the uptick, they are not appreciating as quickly as we had seen the past 18-24 months. A sign of encouragement for buyers are increasing inventory levels.
Fort Worth home sales decreased 12.3 percent to 971 homes in December. The median price for a home in Fort Worth increased 3.7% year-over-year to $225,000 in December of 2018.
As mentioned above, we have continued to see a growing trend of more homes on the market the past few months. For those buyers that were discouraged at the frenzy of multiple offers some relief is in sight as homes are sitting for a bit longer than a weekend.
Fort Worth’s monthly housing inventory was 2.0 months in December 2018, .4 months more than the year prior. The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced.
Homes spent an average of 48 days on the market in December 2018, four days more than December 2017. Additionally, active listings increased 22.5 percent to 2,154 listings during the same time frame.

The Fort Worth Stock Show and Rodeo is back for the 123rd time. It will run from January 18th – February 9th. Sadly, this the last year it will be held at Will Rogers. One of the fun and exciting things that has emerged on the Fort Worth scene is the new Semi Professional Soccer Club, Inocentes FC. While they are new to the United Premier Soccer League (UPSL), they are a team that has been a staple of the community since the 1940s.
They have quickly become very successful by winning Back to-Back Conference titles in only their second season of existence. By beating Dallas Elite FC on December 22nd they not only clinched the Conference Crown, but they booked their ticket to the National Tournament in Savannah, Georgia. We wish them all the luck and hope they bring the silverware back to Fort Worth!
This April, local fitness expert Miranda Davis will lead a special series of yoga classes at the Amon Carter Museum inspired by the new exhibition “A New American Sculpture, 1914-1945: Lachaise, Laurent, Nadelman, and Zorach.” As part of the Yoga in the Galleries program, each class will focus on motifs found throughout the exhibition, including beauty, grace and fluidity. Davis will incorporate these themes into her teachings to encourage attendees to explore movement in a way that embodies power and freedom. The Vinyasa-style yoga class will encompass breath work, poses for strength and stamina, as well as flexibility and meditative practices. Reservations for the classes are required, and all levels of practice are welcome.
